You've sold a house before, but now you're selling your ranch. It's the same thing, right? Actually, it is a completely different ballgame. The target buyer is completely different, and to an extent, the process is different as well. To ensure that you go about listening your ranch properly, here are a few tips that will assist you along the way.
Tip #1: Gather the Necessary Paperwork
When it comes to dealing with the business value or large acreage of ranch, you will need to prepare a lot of additional assessments compared to if you were to be simply dealing with a single-family home. Potential buyers will be interested in seeing items of import like tax information, land surveys, water rights, environmental assessments, agricultural leases, and the like.
Tip #2: Know and Mark Boundaries
If your acreage is surrounded by a fence, it is imperative that you check on the tax record and confirm that the fence runs along the proper property line. You will also want to consider marking the boundaries of the land as this helps prospective buyers in visualizing the property. You can use brightly painted or taped stakes to do this.
Tip #3: Prepare Property Maps
Visit your local assessor's office to see if they have current maps that you can have on display at open houses. The most helpful maps to have include boundary, topography, aerial, flood, and soil maps. You should take the time to highlight the main features and production of the property if possible. Staff at the assessor's office may be able to help you with this. You may want to check with the local Natural Resources Conservation Service (NRCS) office as well.
Tip #4: Take High-Quality Photos
The photos are what make or break an online or offline listing, so it is imperative that you invest in high-quality photos of your ranch. Since you are dealing with a large amount of acreage, you will want to invest in current aerial photos in addition to ground and home photos. Make sure to work with an experienced photographer who has experience with real estate images.
Tip #5: Repair and Stage
Before your property goes on the market, you must make sure that all repairs are complete, such as fence, irrigation, plumbing, stables, etc. If the ranch is currently in operation, take the extra time and effort to ensure that it is clean and organized when there is a showing. Make sure that you also stage all buildings on the property, including the barn and home, as this is something that potential buyers find very attractive.
