If you want to sell your home quickly, you need to list your home at the right time of year. The home buying season official starts in the middle of February and runs through September. However, the most popular month to buy and thus sell a home is right in the middle of the year, in June. If you really want to sell your home quickly, make sure that it is on the market in June.
Furthermore, be careful about the actual day that you list your home. Don't list your home right before a major holiday, such as Memorial Day weekend. Buyers who check home lists regularly may easily miss yours as they enjoy their holiday weekend. Your home listing will only be new for so long, so you want to list your home during a time period where people will see and be able to respond to your new listing.
Price Your Home Realistically
Pricing a home is an art, and you want to work with a real estate agent and broker who will be able to help you price your home at a rate that will sell. When pricing your home, be sure to take into consideration the value of the features in your home as well as the drawbacks of your home. Look closely at the local market and what other properties are selling for. Try to set your home at a realistic price point. If your home is priced to sell, not negotiate, you are more likely to get offers on your home at a faster rate.
It is better to price your home realistically than to price it too high, only to have to discount the home later. Discounting your home doesn't look good for your listing and can hinder your desire for a fast sale.
